The process to get your RE License in California (or anywhere) is about the same for everyone, it's pretty straightforward but COVID made a few aspects more challenging than normal.

During the interview with Kylee, she tells you how she got her license, the timeline for getting it and what she used to pass. After, we discussed what life is like as a new agent now and her plans to make being a Realtor a successful career!

In this epsidoe we give a brief overview of the simple, yet complicated, process of wholesaling real estate. Wholesaling is when you get a property, or land, under contract and then assign that contract to an end buyer for a fee.

While it's a simple concept, there are quite a few steps involved and different ways to go about wholesaling real estate which is why wholesalers charge a fee for their service. Wholesalers can be very valuable to other investors since they essentially do all the ground work to find off-market deals that many investors don't have the time to do.

Hello everyone! In this episode, we talked about the taboo subject no one likes to discuss openly..... debt 😧  Lots of people have it, very few like to talk about it. It's uncomfortable, stressful, and overall not something anyone likes to share.

So in this episode, we tell our story about the mistakes we made that got us 'buried' in debt, and our new budget plan to get us out of it. 

We have always had a budget, but due to not wanting to admit even to ourselves that we had a spending problem, we never tracked every dollar as we should have. But it's never too late to make a change, and already we are on a fast track to being debt-free by HOPEFULLY the end of 2022.

We had the absolute pleasure of chatting with Amelia (@ameliajorei) about her first year in real estate, in which she completely exceeded her own expectations. Amelia started out just wanting a way to make more passive income and ended up closing on another triplex this past Friday, which brings her to 15 doors total in just under a year.

She maintains a full-time job, self-manages all 15 doors, and is doing anything in her power to set her up for success, and hopefully, soon do real estate full time. What we loved most about chatting with Amelia, is that it all came down to taking the first step, and just seeing where it would take her.

Second, in this episode we explain to you why and how we used our VA Loan to purchase a property in NorCal that we are currently cash flowing on, will cash flow even more once we rent it out, and can eventually refinance and do it all over again. 

Last year during COVID, we ditched our rental to buy another house. But this time instead of picking something "nice", we opted for a home that needed some love.

Here are a few benefits to this strategy:

1. Lower monthly payments since it was less desirable
2. Force appreciation from remodeling/renovating
3. Cashflowing off our BAH since we are only spending $1,450 of our $2,200 allowance
4. It's in a rental-friendly area with a high demand 
5. Over the next few years we anticipate the home to appreciate quite a bit which will allow us to either refinance or sell

If you have been having thoughts of leaving your job to pursue a passion or you already have- this episode is for you! In this episode we sit down with Adam Grant, owner of GS Light Systems and Sutra Innovations to discuss some of the greatest lessons learned and obstacles he has had to overcome after quitting his six-figure job last year.

At the start of COVID, Adam took a leap of faith and left his job to work on his two businesses full-time. There was no guarantee of a better paycheck, or that it would be successful but he bet on himself and did it anyways. 

We discuss issues surrounding having internal grace,  and the balance between feeling like he needs to hustle 24/7 or just take a break. After a successful year of being on his own, Adam also gives his best advice for anyone looking to do the same.
