Why I Say #No To #Openhouses, Especially Important For #BeachRealEstate & #PrivateClients!

  • While open houses can be a useful tool for generating interest in a property, they may not always be the best option to get maximum exposure for your property. Here are a few reasons why you may want to consider skipping the open house and why I generally don't entertain the idea of conducting an open house:  

    1. Security concerns: An open house can attract a wide range of people, including potential thieves who may be looking to scope out the property.  

    2. Privacy issues: An open house can be an invasion of privacy, as strangers will be coming through your home and potentially looking through your personal belongings. As much as we like to think that everyone coming to an open house has good intentions, as a real estate broker: we cannot guarantee that.  

    3. Non-Buyers: The reality is that most of the people that are going to be inside your home during an open house are not looking to purchase it. Open houses tend to be for curious neighbors, and/or real estate agents looking for other buyer or selling leads.   

    4. Limited benefits: Of course history has proven that an open house can bring a buyer to your home, but targeted advertising through social platforms such as this tend to show greater percentages for positive outcomes. Most buyers like to do their online research when looking for a home and leaving the process up to chance is not the best strategy. I believe it is better to promote your home's unique characteristics through intense social media and print advertising to attract buyers actually looking in your specific neighborhood.   

    In conclusion, while an open house can be a useful tool for some sellers, in my experience, it is not not always be the best option. You don't need 200 people looking through your house when targeted marketing can bring you a more serious buyer that is specifically looking for a property like yours. When someone is genuinely interested in seeing a property, they contact myself or another licensed real estate broker to schedule a private showing which is always the best practice when selling a property. It's important for you to weigh the pros and cons and consider whether an open house is worth the time, effort, and potential privacy concerns.  I hope you found this information helpful!
