Publisher's summary
The people of Cedar Cove know how to celebrate Christmas. Like Grace and Olivia and everyone else, Beth Morehouse expects this Christmas to be one of her best. Her small Christmas-tree farm is prospering, her daughters and her dogs are happy and well, and her new relationship with local vet Ted Reynolds is showing plenty of romantic promise. But... someone recently left a basket filled with puppies on her doorstep, puppies she’s determined to place in good homes. That’s complication number one. And number two is that her daughters Bailey and Sophie have invited their dad, Beth’s ex-husband, Kent, to Cedar Cove for Christmas. The girls have visions of a mom-and-dad reunion dancing in their heads.
As always in life - and in Cedar Cove - there are surprises, too. More than one family’s going to have a puppy under the tree. More than one scheme will go awry. And more than one romance will have a happy ending! What would the holidays be without a new Christmas story from Debbie Macomber?

Story
There was trouble in Haven, Arizona, and Ranger Sam O'Ballivan was determined to sort it all out. He arrived posing as the new schoolteacher, and his first order of business was to bring the rough ranchers' children under control. To that end, he called on Maddie Chancelor, the local postmistress, whose younger brother was in firm need of discipline. Sam wasn't sure what to expect - but it was definitely not this graceful woman whose prim, proper stance was so at odds with the fire in her eyes.

UNBELIEVABLE!
Would you try another book from Debbie Macomber and/or Sandra Burr?
I have read other books of Debbie Macomber and enjoyed them. This book would have been bearable if you had read the others in this series. This should have been mentioned as prerequisite for this book. Without them, this was a summary of a whole lot of people's lives, summed up in a neat little package. The happy ever afters of everyone's lives and the Mayberry style of life on Christmas tree Lane made this book very unbelievable.
What was most disappointing about Debbie Macomber’s story?
The wishy washy dialogue, the sappy story lines and the sickening sweet way everyone talked to each other was a little hard to take.
What didn’t you like about Sandra Burr’s performance?
The whiny, sappy way of delivery. Very unnatural way of talking in todays world.. Almost gave up on the book a few times, but only continued because I am a sucker for Christmas stories, so stuck it out till the bitter end.
What character would you cut from 1225 Christmas Tree Lane?
I would cut and ONE character...one was just as unbelievable as the next. The book did not leave me with ANY desire to go back and read any other books from this series.
Any additional comments?
I need a PEPTO to settle my stomach after all those sweets!

Summary of the series; not a good stand alone book
What disappointed you about 1225 Christmas Tree Lane?
This book was a conglomeration of follow-ups to many previous books in the series. I didn't realize it wasn't a stand-alone book.
What was most disappointing about Debbie Macomber’s story?
Very predictable and hokey. It really didn't hold my interest. She went on and on about the adopting out of a litter of puppies between the main characters and other characters obviously from previous books in the series. It was just too over the top.
What didn’t you like about Sandra Burr’s performance?
The narration was so slow and drawn out. It really made the characters sound like they were all mentally delayed, especially the grown adult children. It was so disturbing that I plan to avoid this narrator in the future.
You didn’t love this book... but did it have any redeeming qualities?
The main storyline (not including the puppies) was interesting, I just felt like I needed to forward through all the other "follow-up stories" of the other Cedar Cove residents.
Any additional comments?
I might have felt differently if I had read the previous 11 books, but really it was like a huge epilogue to the series.

I would need a lobotomy to enjoy this.
What disappointed you about 1225 Christmas Tree Lane?
It is saccharine and vapid,
What could Debbie Macomber have done to make this a more enjoyable book for you?
Not bothered to write it.
How could the performance have been better?
Drop the forced cheeriness. Performed it as camp.
What reaction did this book spark in you? Anger, sadness, disappointment?
Amazement that such domestic shlock sells.

Way too syrupy
What would have made 1225 Christmas Tree Lane better?
I sometimes like Debbie Macomber's books, but in this one everything is soooo nice, and sooooo sweet. I finally put it on double speed to finish it. A little controversy would have been nice.
What do you think your next listen will be?
CJ Box Free Fire
What didn’t you like about Sandra Burr’s performance?
Once again, I thought the entire book and its performance were too sweet.

Boring
What disappointed you about 1225 Christmas Tree Lane?
Boring story and very boring read aloud.
What could Debbie Macomber have done to make this a more enjoyable book for you?
Add more description to the characters and setting, it was hard to visualize it based on the little descriptions given. Story was also very predictable.
What didn’t you like about Sandra Burr’s performance?
Very booooring, monitone.
Any additional comments?
Saw a Debbie Macomber movie on Hallmark Channel, thought it would be fun to check out one of her books. And although I didn't have high hopes, this book disappointed.

Not a stand alone story
What disappointed you about 1225 Christmas Tree Lane?
I have not read the series, but the book's description lured me into what I thought would be a short holiday-inspired book. However I was very lost in the first few chapters because it is assumed you are already familiar with the characters. There were only brief snippets that are hard to hold onto especially in audio form. I thought the story would draw me in but I just couldn't get into it. This is the first audiobook I could not finish. Maybe someday I'll come back to it, but certainly not now.
